Great for house-hacking, multi-family investing, long-term holds, and BRRRR's if you're local and able to manage contractors. 

There is not standard as to whether Property management is included in NOI.

But when I started self managing in my units in San Diego, it wasn't terribly difficult.

I’m not an investor (yet) but as an agent and having been in property management for a number of years, I can say that Taccoa’s rental market is pretty cold right now with only a few rentals currently on the market and a median rent price of $1200-$1300/mo.

I've managed to save up a decent amount for a downpayment, but I'm feeling lost about where to even begin.

We own and operate 51 multifamily units and we also do property management in Orlando and Jacksonville for other owners of residential properties from single units/homes up to 80-unit apartment buildings.I've always tried to network and meet more people in the real estate space wherever I live and would love to meet more people in the Orlando area.
