There are a lot of questions on my landlord association page that lead me to believe that some people need an idea of what works and what does not work in general. 

From what I've seen in the general, wider market associated with real estate is how lucrative it is to be in the contractor space right now. 

I would recommend attending some training sessions organized by the local realtor association with which you plan to align yourself with to help network with the local agents and familiarize yourself with the local loan officers in the area (these events are usually sponsored by the local lender branches) and the start to finish process in the RE transaction.

Plus, the tax benefits associated with a personal residence and the limited equity requirements seem to make NY a no brainer for you. 

So a light color LVT or tile and run it 90 degrees different direction Just did this in a kitchen.  

From my perspective they save me the turn over cost/effort (and risk associated with a new tenant) and they get to save a little rent and will be very challenged to find a similar unit at the same price or less.  

I definitely recommend reaching out to the mobile home association in that state to learn more about what the requirements are for parks.
