You are purchasing a basic form policy, I'd highly suggest special form.

So, I am looking into every way possible to get my first rental (if best option for me) as soon as I can.  

It was pretty turnkey and has cash-flowed well for me over the years.

And honestly, while it's a big dollar amount, it's only a few months' worth of income for me.

I'm not familiar with the Camden or Gloucester County area but think it will be a great choice for me, since it's not too far from my place of work in Trenton.Now my plan is to live in the house no longer than a year and use it as a rental property.

I suppose there is no way for me to talk to the tenants and have them sign a lease before I close and make it effective the day I close?

Paying taxes on that money is more of a hurdle for me.

I've looked into them in the past as they would work well for me with low money down, i heard before that you had to pay monthly loan insurance(think it was around $100) and got nervous about it cutting into my cash flow to much.
