If the property is not in livable condition regular conventional loan won't work unless you fix it.  

Some years back when recycling started, the property changed hands, the new owner assigned 3 pails to each tenant, for regular, paper, and plastic garbage, so each will handle their own.

I plan on keeping the property.I plan on obtaining several units on a regular basis.

@Alex Shaughnessy Thanks, one top of busy season for my regular job it had me hooping a bit, but exciting the whole way thru. 

I did major renovations on this house such as: new roof, new plumbing all over, new heat, all new windows, flooring, updated electric work.Purchased last March for 148k.

Just an update....my husband and I put an offer on a fixer upper with termites, dry rot, you name it. 

He's aware of any repairs and update that need to be made. 

I have a credit score of 697 but no US income other than regular child support.

I am not really updated on investments.Like I said, my main goal was to sell the condo at one point and use that cash to pay off our main residence.

From what I'm reading, for a small mixed use building like the one I'm getting, a commercial inspection may not cost anymore than a regular home inspection, although there's a post here that indicates the opposite.
