In fact, I personally feel that a large number of real estate investors on BP are trying to get a handle on hard money and private money, because they are buying properties as a business with no personal or residential use intended, much as a builder of single family homes has houses for inventory.

There's definitely a shortage of inventory and there's financing available for buyers.Everywhere I look I'm hearing about pension funds swallowing up inventory and unlike the small investors who put the properties back on the market, these guys are holding them.

Doesn't mean they work very well or are productive in the end.Think of it this way.You are a broker/agent for example and carry lot's of inventory or are a buyers agent with access to off market properties though your connections.One buyer calls up and says " I want to buy this property but will you rebate part of your listing commission to me " or the buyer ask the same of a buyers broker.The person trying to squeeze me goes to the absolute bottom of the list to work with or present deals too.
