I believe that one is able to do an international 1031 exchange to defer tax ie: sell the UK property and purchase a similar property in the UK.Has anyone experience of this or know any international tax specialist that can help me please?

This market is dependent on incomes and so both general ( National and International) economic conditions, local investment, infrastructure ( transportation links, services, the things that make it easy to do business), diversity of local industry,local government ( policies, leaders etc.) but also it is very dependent on where people want to live.

Internally it’s useful because I know how I underwrite each market and the methodology is constant.But if you’re using it as a general guide across markets, I second the CBRE report as probably the best publicly available source.
