For single family homes it is hard to get cash flow in CO unless doing Co-Living or STR.

If you do not own a primary home its easier because you can claim any 2-4 unit as primary and only have to put down 3.5% for FHA, 5% for Fannie Mae or No money down 100% of you are a Military Veteran.Live in the home for 12 months refinance pull some cash out and move on to the next property to buy.

I would not anticipate much turnover so could be good cash flow over the long run, the question is the long-term appreciation… depends on your strategy and weather you’d be managing themselves or relying on unknown local property manager, contractors, etc.

(make sure you check).Most Banks & Lenders now have a $125K minimum loan amount and when a bank tells you their minimum loan amount it means "After down payment" Most investors confuse that part.
