In Boston I hope its not an issue because septic wouldn't be an issue but just wanted to add that in case someone later finds it relevant.

We also strongly believe that area is ripe for growth due to excellent public transportation to NYC (walking distance to 35 minute train ride to midtown Manhattan).  

@Michael BoyerI live very close to the island of Montreal so I am lucky enough to not have to travel more than 30 minutes by public transportation to make it to one of the several universities around the island.

I've been speaking to a local bank in the Boston area (where I'm originally from) and they've agreed to loan me $100k at 3.07% over 10 years for a refinance.My question is, do people think it's worth a refinance to a much lower rate if I have to put down roughly $97k?  

Im loooking properties that are generally close to transportation to and from NY, An up and coming location with a mix of blue and white collar residents thats not peak on gentrification by the way.

If the numbers make sense I'm willing to buy in area that is not currently desirable but has potential such as ample transportation and within close proximity to major city projects and upgrades and is in proximity to a trendy area.

I'm interested in becoming a landlord long term by utilizing a buy & hold strategy with SFHs (initially).I own one rental property already (out near Boston), but I don't really consider that a landlord deal as I initially bought the house to live in.

Driving all over the place can wear on you mentally, physically, and financially.I would focus on neighborhoods with good access to local amenities and transportation.
