Can I please speak to someone for some guidance on how to come up with an accurate report considering my circumstances?

I have briefly looked at these in the past and unfortunately it seems that any properties under $1m would be too far from my work to personally make worthwhile and most seem to require extensive renovation which I am not too keen to take on for my very first property.

Under no circumstance would I have purchased the home without the buyer having it removed, and having the soil tested to make sure there wasn't a leak. 

Unfortunately the VA aren't the ones who had it winterized according to the seller agent.

Unfortunately, no one will give me a loan because I have lived the last 6 years out of the country and without a W2.

Unfortunately, I'm not a lender, so those are my thoughts. 

It is important to maintain strong communication with your tenant, and you are also being fair to their circumstance.
