Every time one comes available, I get a call from an individual who wants to rent the home on behalf of a group of individuals.

I am a local union electrician for Alameda county and have been building up a list of contacts of the tradesmen I met throughout my career and got along with on the job site, these individuals specialize in their own trade and are trust worthy people in general which was a big reason we got along.

We did one in Lakewood at the Ram and I met some amazing people that were very forthcoming with dos and don'ts without trying to sell me a product. 

Bought another property for the first time from Sherrifs auction to gets hands dirty and learning hands on regaining the property very hard way and working with individuals not very professional but got through and rented the property after almost 1 1/2 years of rehabing.

@Ashish Acharya touched on this above.For 2018 and forward, C Corps are taxed at a flat 21% rate for federal.Florida has no individual income tax, but does have an income tax on C Corps. 

It is making me evaluate what the motivation behind my decision making is, and how best to make those decisions.

When the real estate market was freefalling, from 2008-2010, as individuals were selling their properties at pennies to the dollars (“fools money rushing out”), big investors were buying in big volumes (smart money rushing in!).

Just wondering if anyone had anything good or bad to say about their process or product.

People don't want to be "sold" anything They want to be "educated" with all the facts and they'll make a decision based on those facts and if the product is beneficial to them.   

Are the lots in the platted neighborhood owned by a developer or by individuals?
