I would think that this particular tenant who has been through treatments before would establish sound procedures for having some proxy pay all of her bills while she is incapcitated.

Liza Rhima I'm a newbie and in late Jan 2013 I stumbled across Sean Terry's youtube channel and was encouraged by the case study videos...obviously its cool to see them make the checks but it doesn't go through a lot of the process in which they made it.So naturally, I went to his podcast since some of the case studies mentioned it on their youtube channel.

Just the natural progression I guess.What do you think about using say 80% of your own cash, and using a lender for 20% of the deal for your first few flips to get used to the process of using hard money, then over time start using less of your own cash and more leverage?

Not a lawyer, so no legal advice here, but if it were me and I felt I'd followed the rules and proper procedures, I'd find a new property manager, I'd get the judgment, and if he did then try to sue me, it would be on record that he did it only after I filed for judgment against him
