In reality, it was all a ruse to allow me to avoid my fear of entering the fray.I get the "waiting for the market to die down" thought process. 

My biggest fear is that I won't get out of the way and people do their job. 

For a long time the fact I was in San Diego helped to mitigate the fear of crazy blue politics but with so many changes in San Diego I think it's too risky to put down a giant pile of $ into a new home here.  

It is out of a fear that underperformers will feel disappointment.

But I also fear that they are trying use the deposit for the last month's rent.

At the moment I feel anxious about the whole thing, as it is a new experience, but feel as though I may be overthinking it and it will turn out better than what I am fearing.

Don't let the fear of failure discourage you to act.   

Not so much so because they are expensive, but for flips,  buyers scramble and shiver in fear when they find out the house had foundation issues even when they are fixed, inspected and tested by professionals.So that is why this is still a sensitive topic when it comes to flipping for resale.

My biggest fear though is overwhelming my self with too much stuff, like David and Brandon always say, build one bridge at a time.

Truthfully, we prefer a SF home in the suburbs but our fear is pretty obvious - we're worried we won't find a tenant willing to pay what our mortgage might be, especially because we're not in the city.
