Last month of lease, late on rent

Posted

So this tenant who is always late on rent has come to the end of the lease term. It wnds in a month and they have given notice that they will moving on.  Thank God. Bot....they are late on this last month too.!!! Not sure what to do. Filing eviction doesn't seen worth because they are only hoping to be here for 3 more weeks. But I also fear that they are trying use the deposit for the last month's rent. Any advice ?

I still issue a 3-Day Pay or Quit. If they fail to leave on schedule, then you are already in the process of eviction. There's not much more you can do if they try to use the deposit for their last month's rent.
