Our university and Gritman Medical Center along with Northwest River Supply and Schweitzer Engineering are some of the bigger local employers. 

She has since threatened to go to an attorney since she claims the mold has been causing her to miss work, causing issues with her son's health, and has racked up "extensive" medical bills.

Hopefully she  will be able to be involved with skilled propery management people.

Obviously this tenant is nasty (might have medical issues?)

I have been working on this property as a "handyman," never got the license, because she then made me the Medical and Durable Power of Attorney.

@Benjamin Greene That's a great attitude to have and the ability to think creatively to solve problems is a skill that will serve you very well in this business. 

Try to figure out what it would cost you to do the job yourself, if you purchased all the materials needed, maybe hired one or two skilled labors, how long it would take you and add 10-20% markup.
