First investment deal trials

Good afternoon all it's a pleasure to post for the first time on bigger pockets..my name is William Parker and i need your wisdom and skill in regards to my real estate investment situation.

Situation:

Grandparents have been moved to senior living facilities and I'm trying to buy the home.originally I had to pay off the balloon payment of 15k.i was recently informed Medicaid is now involved and my aunt who is power of attorney can't sell the property for no less then market value.i need to get an appraisal so i know how much the home is worth. The home is now in default and time is running out.im not opposed to financing and would advice on finance options.im looking for someone to guide me with the buy,rehab,rent,refinance and repeat process but this investment is personal so I want to get it right
