and most that have success.. have very large marketing budgets.. in the 10 to 50k a month range.. to do any volume.. and some of my other clients that were in fix and flip in FLA.. have done what i did.. and I stopped doing them all together and now only do new construction..   

I've even supplied large thick (3 mil) contractor bags and moving boxes/tape.

I am naturally debt averse but slowly realizing that scaling the rental bizz fast means getting out of comfort zone

About a week later, 100mph winds ripped another large portion of the same tree down on the same neighbor's house and driveway AGAIN.

Having your license isn't required to start out and I personally don't feel its worth it until you plan on doing large transaction or more volume. 

Recently, I scaled back the amount I'm investing to have some capital to put into an investment property.

The property was a large vacant parcel that is adjacent to the public street.

I took this less traveled path so that I could grow a real estate management biz and further dovetail into syndication of large apartment communities.
