@Robert Adams dunno really, maybe I'm spoiled back from my days of buying in 2012 or 2014 but it seems hard to find things that Cashflow slightly positive (to have reserves for CapEx improvements) when having to factor in Mortgage P&I also.

I like the area for a few reasons: The people that live there seem to be solid working class folk with a strong sense of communnity, access to the Parkway is easy, every store you could possibly need is on Rte 35, the schools seem good, and it's probably an amazing place to live in the summer.Does anyone have experience investing here or have any insight they would be willing to share?

You can get better access with a local bank, you get to know them and vice versa which will make it easier to get things done.

With the lack of movement in our area, it's hard to say whether its worth securing the funds to carry the property through the Winter in the hopes of the market improving in our area and us finding a buyer.Josh - Feedback on the renovations we completed has been positive, with the main suggestions being that it should be under $2m, that the ceilings are low on the ground floor (8ft) and some of the guest bedrooms are a small for the price point.
