Now in your situation I would do exactly the same thing, but you probably don't have to get that deep in the forest to borrow 10 or 20 grand from a family member that has it disposable enough to lend to you.

I would never immediately bump up the rent after buying a property with an existing tenant because i wouldn't want to run the risk of immediate vacancy and that extra $175 per month might cost me a few grand with vacancy/turnover issues.
