I had a lot of college kids, so parents co-signed, adults would get credit pulled, you can go over credit issues with an applicant so if there is an error claimed have them show its been corrected or cured.

I personally like in state syndication and Colorado for buy and hold.

I bet the parents co-signed to get him out and that he had lived on his own before and it failed as well.
