I've seen a lot of our community members start out with third party, learn their systems, and then bring it in house when they own several hundred units.I would read the book Small Giants, by Bo Burlingham.

AI is a great tool, but you should learn how to perform your own market analysis, especially if you're a licensed REA.

I'm not sure how you can compete against that and make some serious money, unless you own an expensive villa by the ocean but I'd love to learn if your friends have a recipe.To be clear, I never suggested that you can't make money with a short-term rental in Punta Cana.

Xero has a more user-friendly interface, and it's easier to learn how to use.

I am very eager to start taking action and learning but live in a high cost of living market (Boston) currently and for several reasons (need to save more, move to lower cost of living place etc.) will not be able to start for at least 1.5 years.

We learned early on that:-3 of the 6 buildings are in a flood zone-the current owner has a loan, this lender doesn't require flood insurance-1 building took on a little water at one point during the 12 years the seller has owned the complex.
