I work in DC as an operating engineer and have been interested in RE for as long as I have understood the concept (I tried to by a duplex at 19 and simply couldn't get the financing). my wife on the other hand is very skeptical about anything other than a 9-5, and i had to convince her that keeping our house in Ga when we moved was the best idea, instead of selling something that was only 2 years old.

You'll probably want to get a structural engineer to make sure it is possible to remove the existing ceiling joists so as not to put too much lateral pressure on the exterior walls, and recommend footing sizes and depths for the piers.
