Renting rooms out to students

Hey guys new to the site so excuse me if i'm out of line in anyway.

I am going to be moving a 1.5 hour flight from home to complete an engineering degree in a city that revolves around this university. That being said searching for a room to rent out got me thinking about the opportunity of this city. So I will list some things down in point form and all i'm asking for is advice from you guys on what  I should look for and what I should do to getting this dream of mine up and running. 

- I won't be close to the city when I get back home

- Houses go for average $200,000

- Renting rooms out for $450 not including utilities

- City revolves around this University and is up and coming and hits really high on the charts for annual increase of the homes. 

- I'll be graduating in 2 years and will be buying my first house then to rent out.

- This school is very popular for engineering students from college to transfer over (me being one of them) once they've completed their diplomas at college. I think it would be smart to rent out to these kids. 

**Let me know guys what your realtor side is thinking about this**
