I'm looking at infill lots in south miami dade county in areas like florida city, homestead, etc for joint venture projects with investors to build single family homes and small multifamily homes. 

My concern is the HOA and state of the building. 

Total build costs of 600k )this includes lot, soft/hard costs, and 60k overhead recovery to my construction companyAmortize @ 20 years, all expenses equal gross rents so break even cash flow.

We don’t touch electrical, HVAC and plumbing projects, we don’t build new structures, but we can do quite a lot on our own; including tile work, drywall work, flooring, kitchen, any finish work essentially.

I do this by building strong connections and doing business together.

I see you posted this a month ago but wanted to add two cents in case you're still on this.If you're building a new home, is it in the same spot as the old one?
