I believer that investing in real estate outside of the IRA offers great opportunity and a higher potential return because of tax benefits and the use of leverage to boost return.When you open up a self directed IRA you can use your cash to purchase rental property. all the income from the rental goes back to your IRA.

The American legal system does not place a moral judgment on those that breach contract, and you're not allowed to treat people like criminals for breaking a contract.2) As I was retaining my attorney my tenant destroyed my property after court causing $855 in water damages by using maxi pads and flushing them down the toilet.This does not seem a proximate cause.

As individuals of such outstanding moral character, humility, and humanity, they are totally correct to threaten you and your heirs, be hostile to everyone they meet, obstruct the people there to help them, and demand your head on a platter.These tenants sound like they are members of the "This is totally unacceptable!"

I won't take a moral or legal position on it, but personally I am extremely uncomfortable if there is more than one wholesaler involved in a deal (double- or triple-wholesaling).I feel that wholesaling is a delicate enough dance as it is, that having so many extra parties involved is just begging for one of them to screw it up.It also has a feeling of "find the bigger fool", and as the end/real cash buyer I am not willing to be the biggest fool in a chain of fools.And as you pointed out / implied, many of those "wholesalers" are very new, indeed.
