One told us to move a gas hot water heater ($1200), then the other said we had to recertify the chimney liner, change the vent, and add a special drain line to the black catch basin rubberized pan under the heater ($1000 more) because somehow standing water in the pan with a water alarm wouldn't be obvious that the hot water heater was leaking.In shows like Flip or Flop you can watch where whole additions have to be demolished or all the drywall / tile removed to take the construction back to the framing stage / open electrical / plumbing for thorough inspection.

@Erin Margaret x2 on the pictures, it will help give us an idea of what you are working with.I would focus on the door, replace the house numbers, update light fixtures or paint the old ones black.

When I'm ready to consider purchasing a rehab, I first use a home inspector of the highest certification to check the issues that can destroy your planned budget - foundation, black mold, roofing, termite destruction, or rotten beams/studs.Also, I would recommend getting comps on the local neighborhood and know the state ratings of the local schools and crime rates.Best of luck!

I've had the same issue with almost every rental down here in Roseburg (the dreaded black clay).
