I would assume that the rent would be aligned with the same rules of loan modification which allows home owners a ,maximum monthly payment of the 1/3 of their income.I would also think that this solution is temporary.

You can always partner on a larger apartment building you just have to make sure your risks and goals are aligned with the other investors.For example I have some that do not mind partnering but will invest in a medium area that is not a war zone but is not the nicest for a 10 cap.
