Another time they can work is if you have leftover 1031 funds when buying your replacement property and you do not want to pay boot wit the leftover proceeds.If people are worried about the 1031 45 day ID period when your buyer goes hard on their money past DD you can go ahead and look.

I thought about #6 but it seems time intensive in terms of researching and in due diligence etc, (unless you have any easy way Pat ) curious if you did analysis ahead or you just picked it randomly at auction, (here we need the check of exact bid amount)here in bay area, what if I get a land on mountain or on slope so more parameter to check.
