A wise man once said not to  wait for all the lights to turn green before you start  driving down the  5th Ave .

I was listening to a podcast and was listening to either Brandon Turner or David Green talk about a book titled ‘how to write a book in 90 days’ or something like that.

I am so green, but I see this as an opportunity to possibly take over the mortgage if there is a decent amount of equity.

And tried to get me to remove their vegetable garden waste because they were too lazy to put the waste in the green kerbside bin.

I know you vets out there like David Greene will say you don't need to see the property in person and I agree. 

I am very green to this, as I have only been reading and listening to BiggerPockets over the last 2 months.

If you can't tell I'm pretty green behind the ears for pretty much all of this, opening an LLC, renting property, real estate in general.

If you are purchasing a property at an 7 Cap in a market where all properties of a similar vintage trade at a 5 Cap, that should cause concern--not be a green light to invest because it's a "better deal."
