I spent 15 years as a contractor and am now a carpenter by trade, so I am well versed in all phases of remodeling and managing rehabs.

I used my networking skills and found a partner that’s putting up all of the cash and I am handling all of the business side of things.

In our market, a SFH provided the lowest barrier to entry and we used that deal to build confidence, and develop our negotiating, marketing, management, and networking skills.

So as I mentioned, I have a serious distrust of realtors in general and as an appraiser, am skilled at research and trained to perform due diligence.

You would buying it for less than a multiple of 1 when businesses trade anywhere between a multiple of 2 to 10 depending on business type of profit. 

Of course it has its benefits too, but you have to do it full time in order to get good at it and have enough exposure to really understand the market.I love working on cars too, but just because I have done a few things I am far away from your skill lever as a full time mechanic.
