I am under the understanding that investment potential leads and far harder to obtain than seller leads, so i figured i would start off with seller leadsI have been reading a lot of post, but most of them are dated around 2009-2012 based on the searches on this site, so i figured i would ask since the market is always changing and new things spark better results.I have read about "Horsey Letters" being very successful for seller addsI have read "Yellow Paper Letters" get you the most phone calls but volatile lead %I have read that "Action Postcards" are pretty rock solid to use, because they are effective for the price.My question is what are you using for leads?

If you go to lender A today and they tell you 3.5%, and tomorrow you go to lender B and they tell you 3.25% because rates actually dropped for everyone, how would you really know?

If the elect to stay, make it clear they are not to disturb the covered and painted surfaces except to use a small nail to hang a picture or make them use straight pins or last resort adhesive picture hangers (these can pull the paper off sheet rock).

Quick question, if I check the flood maps closely and see that the home is not very deep in the zone then is there an option to bring additional dirt and rock in to build the lot up so it is above the flood zone?
