Those large issues being the following:The basement that is mostly underground is unfinished and the house sits on the side of a hill, so when it rains, the water builds up around a few areas and eventually over time will penetrate the concrete blocks in the basement causing mold to grow on the wall and make the Drylok start to peel in the areas that have the moisture issue.

Because Fannie and Freddie are the 2 biggest buyers and they have a 6 month seasoning period so the only organizations that might potentially offer the loan allowing me to double close or assign or anything of the sort are portfolio and direct loan lenders.So today I will be sitting with my buyer and calling as many as those types of loan companies we can find until we meet one that is able to help us.

Second, you have stated that this property has been on the MLS for some time which means it is clearly overpriced, the fact that the agent is willing to work with you knowing you are a wholesaler is just out of their own desire to get a commission. if they were really doing their job, they would have made adjustments to the listing (with seller's permission) as no property in this highly competitive sellers market should sit for very long.
