How many loan products have you looked at for this?

ON my personal stuff my average exit price is about 650k for the product we own build and sell !! 

This looks as though the people selling the house care more than just making a quick buck, and would like to turn out a decent product as well.

So this is where you'll find a lot of those land loans, construction loans, HELOC products, MFH on rented lots, ITIN loans, etc.

I guess if fix and flip to generate cash.. then  product procurement would be goal number one .. funding before everything else make sure you have your money lined up . no reason to go shopping if your scrambling for dough.   

You may also check with the shingle manufacturers as to who they would recommend to install there product.

I guess just like with any other product, the price has to match the value sought.
