Being able to have a conversation that takes all your details into account will get you a whole lot smarter and in a better position to decide.

Some times the best deals you snap up are not the best 6months down the track and you really wonder "Why did I buy this place" BUT KEEP A POSITIVE MIND SET!

There are several types of fall back positions that you can use in a pinch as well including - pocket listings, fractional 1031 compliant properties, and also the option of simply not completing the 1031 and eating the tax. 

Very high risk and far from dependable.In your position I would be looking to flip homes for the next ten years.

Hey @Brianna Williams - There are a ton of really positive aspects to Seller Financing!

The only positive is that this tenant has a huge deposit, whereas the other tenants didn't, so I could use it towards the balance if she does leave.

It would be great to connect with some locals or anyone that has anything positive to say.

Background: My husband and I own a few (mostly local) long-term rentals that all have a positive cash flow.
