Back in Washington where we fix & flipped properties I did anything from general contracting from demo to finishing touches, managed project budgets & timelines to stay within our projections and SOW, raised capital for down payment on hard money loans, interest on loans and rehabs, worked with my hands (best at flooring, trim, caulk, cabinets, fences, punch list items) and was the real estate agent for acquiring and selling our flips.

It won't be easy, but you sound like a guy that can handle the big issues with a sound mind.We had an incident where four people were driving to another town when their fireworks went off in the car (rumors are that one of them was smoking). 

Right now I find that I can easily find properties but have been finding difficulty showing proof of funds making people  willing to  wholesale their properties.

I know people that set their ac to 70 all summer long.

There are a few good people in the company, but the bureaucratic overhead and separate divisions always caused issues.

I didn't intend to try to scale until I heard so many people talk about becoming financially free (quitting W2 job).

The upside is that the seller gets a real written offer, and sometimes sellers can make surprising decisions based on real offers in their hands.

With the new funding the IRS has received, they are assigning more agents to people like us.

When you put less down you do have PMI but the PMI offers a lower rate which most people do not know.

Rent out a room (or rooms) to people you screen very well.
