Hi, Is it best to form an LLC if I own and manage 8 rental units?

3-6 months after my first house hack I plan to look at other properties to invest into, preferably out of state or near colleges in OH.I’ve always been intrigued with real estate and how someone can gain so much financial freedom and time with owning properties.

After about 1.5 years of owning them, i did some minor cabinet upgrades, bathroom upgrades.Zillow and all other real estate websites show the current value at $120-125 K.

I'd like to get into small multi-family new builds as a developer where I would serve as my own licensed GC.

My wife and I own our house on a half acre lot and also own the half acre lot next door.

And I moved in on day 59 :) While looking for my own house hack and with other clients, we have to make sure their is a unit that will be available for the buyer to live in.

@Jeff B. would that apply to loans against your own retirement as well?

I know bigger pockets offers their own but wasn't sure if anyone had any experience with using those documents and if it's worth the money?

I own (1) primary residence and (3) rental properties.  

Either way...costs have SKYROCKETED in the building material space...people who are building at such a low fee are likely their own GC and not paying themselves properly@Alex L. - What prompted the purchase of the lot?
