Here's a simple example -- the closing is at 5pm Friday, the government offices aren't open until at least Monday at 8am...does that mean that the buyer doesn't actually own the property over the weekend because the deed hasn't been recorded?

Zoning can and does change over time but often on something like that the current use would be grandfathered.Either way I would start by calling the local planning/development office and finding out what they need.

i am a Realtor and we have people coming to our office to present their services all the time, and we had someone come in and tell us about a process they use to clean mold and odors, specifically smoke with machines using hydrogen peroxide.They are called Biosweep and I believe they operate nationally.

The key here is to try to develop a relationship with said realtors. usually, after a couple calls and maybe even a face to face meeting you'll come across as being a serious investor.With that, try to find out from which ever realtor you speak with whether they pass around potential listings within the their office before these listings actually get posted on the MLS.

IMHO, if there is such a thing, I'd say an advisor would be more appropriate in a corporate setting, General Electric has a realestate division and there may be an advisor down the hall, last door on the left (has the cornor office with a view).
