I say narrow it down to 2 and find out which city has job growth, population growth, and also an area that you won't mind visiting because you will need to go there from time to time.Picking the actual state and city is not as important as how to properly invest with the correct education. 

Last item is the asset and many think that they will be picking up a beautiful home in a tree lined neighborhood which is typically not the case - the areas tend to be B and C areas (at best) but reality is just because it’s not the greatest area doesn’t mean people their do not pay their bills.

By way of analogy, if I need an oncologist, I wouldn't narrow my candidates to the ones who have had cancer.

I'm just guessing but I think Sibling B and C and anyone still living there when it's sold would get their 121 deduction so tax would be eliminated or greatly reduced.

Also, narrow down what you mean by "hospitality" properties. 

I met up with an out of state investor last year who narrowed his list to 3 cities and then visited each of the cities for 2-3 days and looked at properties, explored the city, and met with investors.  

Once you can narrow down your question to something more specific, people can answer it better.

At this point I'm regretting just not giving both Tenants B and C 30-60 days notice to vacate with no option to sign a new month-to-month Rental Agreement.
