Jeff:If you don't have a lot of savings, I wouldn't recommend going the passive investing route. 

From my research, townhomes appear to have lower maintenance costs compared to single-family properties and potentially offer higher cash flow.My primary goal is to find avenues to park money while also building wealth, achieving high cash flow, and growing in the real estate sector.

I have an investor that will loan the down payment and so I am going in on this deal with no money down.

Hi Brandon,It's likely more effective to look for private lenders at those ranges as most investors buy cash or use private money at those ranges.

@Rein BehlkeYou will need to talk to a lender and usually put some money down if the bank doesn't like the financials.

A lot of time and money goes into test preparation and licensing.

It's saved me so much time and energy.
