Getting financing is the most important step. 

On that wall backing to the basement steps, it looks to be about 5-6 feet, I would add either lower and upper cabinetry for dishes and small appliances or a large reach in pantry maybe both if the wall is longer than 6ft.Doing this will give you a really nice big "L" kitchen plus a pantry and washer/dryer off the kitchen.

Now I know that is probably high for the units I would be renting, but after doing the calculations it seems like I would be paying less with this house hacking method than by renting to someone else.

If I were in your shoes, I would probably look to house hack, as that is the cheapest and easiest way to make two quick steps towards financial freedom. 

You'll get a lot more diversity of opinions and facts as well from this method rather than paying 1 person to teach you just waht that 1 person knows.
