I put 10k for rehab but I'm feeling that will spread thin if I try to rehab all 9 units.

The spread you are seeing between list and potential ARV looks really good.

are your properties spread out or do you have them in one area? 

Most MLS deals do not have the spread between purchase and ARV.Point is, anyone that can find a property like the one above will have a line of partners to choose from. 

It's eye opening.I do think they overreact to social media trends.  99% of my guests are nothing like the wave of social media complaints with "chore lists" or "fees", yet that is what they choose to react to. 

The bid-ask spread is pretty big here too, but if I'm spending time trying to find off market deals I figure it's worth a bit more in this asset size if you are able to close on something.

The group is getting noticed on social media and other platforms. 

If they want to completely defer capital gains then they can receive interest only payments without having the loan amortize, or conversely, if they want a higher monthly payment and to spread the capital gains taxes out over many years they can amortize the loan.
