Stilt House worth a flip?

Hello Investor friends,

I am just starting out wholesaling and, hopefully flipping soon, and found a property that interests me. BUT it is a stilt house. Asking is $169k on an acre of land with comps between $300-$450k, and the zillow est at $256k. needs some work, but probably no more than 30-40k. I shared it with an investor friend/coach and he said he would only buy as a tear down bc it is a stilt house. i was surprosed and bummed bc i saw a lot of potential for profit. 

Experienced buyers/flippers, would you likely agree with my coach? Are stilt houses a risky buy bc they do not appeal to mass buyers? Very curious to hear your thoughts. Thanks!
