If that's the case I suggest you immediately file a claim with the title insurer who issued you your policy and let them investigate the matter. 

Complex ones I ack and let them know I will need to investigate so they know I have received the request (if there is a cost see above)Is it unreasonable to expect the same of a CPA?   

It is still insurance so if a law suit does happen unfortunately they will be investigating you for intent in order to decline the coverage. 

Got to put some work into investigating it. 

I will start investigating umbrella policies to replace the LLC.

And as far as investigating the chain of title, checking for liens, etc goes, the title company is usually cheaper than I am. 

The squatter may have forged the prior owners information or the prior owner may have scammed these squatters but either way that document clearly demonstrates that a crime has taken place and that it needs investigation.
