They create the false idea that mailing the pre foreclosure lists will get you tens of deals and that deals are easy to get. 

I don't know how long I am supposed to make this introduction, or how much of my story to tell, but I can give you all a quick idea of my situation and plans.I moved back to the Valley about 9 months ago for a fresh start.

Does anyone have any ideas or suggestions specific to this market?

:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+, zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680, some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

So ideally software to manage the process would be idea.

The property manager is a good idea but having only two rentals so far, I wanted to keep the cash flow while could.

I get so exited and feel so much passion when I am absorbing content, but when it comes to taking action, I am about it, all day, the thing is I have no idea where to start, or where to look where to start, although I am hoping this is a good starting point!
