You can generally deduct your business expenses not paid by the borrower.If you’re running a lending business, no matter how small, like any other business, you can deduct all reasonable and customary expenses.

Right now we require two incomes in order to afford the mortgage and looking to downgrade/rent for a while and be a single income household so wouldnt be able to pay the mortgage for the house unless its being consistently rented on FF.

To increase the effort others put into building my business I offer a 1,000 referral fee to anyone who tells me about an unlisted property that I buy.

A business does not base their business plan on possible RE appreciation and sale of that building.

You might also meet someone that could be a potential business partner.

My only concern is what if they close shop or sell their business?

Alot of selfish liars on this post, we all know most ppl who get into the business started from nothing to make something. 

I have found that locally, this is where you can see other homeowners who needed the same thing done and often times they have someone who isn't big on the internet or on a list, but is reliable and cost-efficient and they appreciate the business.
