The only L/O operators that I've seen do a lot of volume with these deals, have figured out ways to pay the agent their commission on the front end, often out of the option fee.

Of course, this comes from volume, experience, and skillset.When we put a deal in contract, it always starts with setting proper EXPECTATIONS up front (timelines, access, process, etc), it continues with KNOWING THE NUMBERS (ARV, a reasonable rehab amount, and a max offer that works for both parties), and it’s followed up by the transaction running EXACTLY how we told the Seller it would.

You may not specify the insurance company, except for forced placement, but you are allowed to specify the coverage required as part of your offer to finance letter, which normally limits the acceptable insurers to about 5 companies.If you are a small volume seller/lender (like a Lonnie Dealer) there is another solution that is far more affordable than setting up your own finance company and, just as importantly, totally legal.

If the market had a really high volume I would be worried, because lots of people would be buying at today's prices, but volume is so low that very few people are overleveraged, even if there was a minor pull back.
