The unexpected happening..........From a real estate agent perspective you would have a hard time selling it as an illegal duplex.

Post it for rent and by default any responses you get allow some insight into a perspective tenant's lifestyle before you even respond.

@Jacob WhiteFrom my perspective, as someone who has wholesaled properties, there are pros and cons to the practice.

I'm not sure exactly what you'd need to set up for yourself from the legal perspective, but charging a reasonable fee to look into and help a seller in a consulting/coaching role, not as a profit-sharing partner in the sale, would be a much more legitimate business.

But from a sellers perspective they may feel more comfortable with calling the hand written signs.

I understand the CA market is poor from a cash flow perspective, and the barriers to entry are very high from a cost standpoint. 

Sounds to me like this agent is not thinking from a long-term perspective.
