Specifically will this property require a secondary form of egress and if so, can the architect provide this in building permit  plans and does the change of use trigger the need for an NFPA 13R sprinkler system?

Unless you find a lender that would give you a loan with no income then you would be limited to friends/family/or current resources. 

With time as your main deployable resource right now though, take that time to learn as much as you can until you find a path that sounds both realistically achievable with your current resources, as well as something that sounds interesting to you.I'm always happy to connect with other investor folks around the Twin Cities, so feel free to shoot me a message on here if you want to chat directly!

Are you finding it to be a major concern for buyers, or do they seem willing to overlook it in certain areas?
