With 7 delinquent tenants I'm sure some will get the message but if these delinquencies are 6 plus months you are looking at a long ordeal to get them out as they will probably not be able to catch up unless your landlord is willing to accept voiding some of the past due rent. 

Coming at it this time around with eyes wide open and much more educated.

Is there a way I can show you the numbers on the deal so that I can get a second set of eyes.

I've been keeping an eye on zillow and have an agent sending me listings from the MLS so as soon as the right place pops up i'll be ready to put in an offer on it. 

I'm slightly nervous about investing in Phoenix, so we're also keeping our eyes open in Prescott and Yuma as well.
