So we had a hail storm a couple weeks ago and my roofer called me and told me about it and said i should file claims which i have and he met with the adjusters at the properties and i guess is getting them all covered and charging them a arm and a leg for the work.

Everything is negotiable.Just going through the motions (suing for miscategorization of house as apartment, costing lost rent) can strong arm these PMs into annulling the agreement and perhaps even refunding the reserves.I would raise hell and try to get as much leverage as possible.
