Hi everyone, Like you once were, I am looking to buy my first rental property but I don't exactly have the capital (except for some money in a 401K). 

While they have a right to be present, they can sabotage the showing, talking about their issues with other tenants or neighbors, wasting everyone’s time.

And buying a condo in a market full of condos to decorate the same way as everyone else does not sound like a winning proposition.  

But one point that wasn't made ... if a storm comes through, and even if YOU don't make a claim but most everyone else does, YOUR rates will still go up too. (95% of the time) Because they gauge the rates not only by personal details but also by the claims in that coverage area/zip code.
